Summary
The Director of Real Estate Development leads the planning, financing, and execution of affordable housing development projects from concept through completion. This position oversees all aspects of the development process including acquisition, entitlements, financing, design, construction, and lease-up/stabilization. The Director plays a critical leadership role in shaping the strategic direction of the organization’s real estate portfolio and collaborates closely with internal departments, government agencies, lenders, investors, and community stakeholders.
Duties and Responsibilities
Project Leadership & Management
- Direct the planning, design, financing, and implementation of multiple affordable housing projects simultaneously.
- Manage development teams including architects, engineers, contractors, consultants, and legal counsel.
- Oversee site acquisition and due diligence processes.
- Coordinate entitlement and permitting processes with local jurisdictions.
Financial Oversight
- Develop and manage complex project budgets, proformas, and financial models.
- Secure and structure project financing, including Low Income Housing Tax Credits (LIHTC), bonds, grants, public subsidies, and private debt/equity.
- Prepare and submit funding applications to local, state, and federal agencies.
Strategic Development
- Identify and evaluate new development opportunities consistent with organizational goals and community needs.
- Cultivate and maintain relationships with key stakeholders, including government agencies, funding partners, and community groups.
- Support long-range planning and pipeline development in collaboration with the Executive Team.
Team & Organizational Leadership
- Supervise and mentor development staff; build departmental capacity and ensure professional growth.
- Collaborate with asset management, property management, and resident services to ensure long-term success of completed projects.
- Represent the organization at public meetings, conferences, and community events.
Required Qualifications, Skills and Experience
- Bachelor's degree in Real Estate, Urban Planning, Public Administration, Finance, or a related field; Master's degree preferred.
- Minimum of 3 years of progressively responsible experience in housing development, with demonstrated success in completing LIHTC or publicly financed housing projects.
- Deep understanding of affordable housing finance tools and public/private funding mechanisms.
- Strong project management skills with the ability to manage multiple priorities and deadlines.
- Excellent financial acumen, including ability to analyze proformas and negotiate complex financial structures.
- Collaborative leadership style with strong interpersonal, communication, and negotiation skills.
- Commitment to the mission of affordable housing and community development.
Working Conditions
- Office work environment with regular on-site visits to properties and meetings with partners.
- Some evening or weekend work may be required to attend public meetings or community events.
- Overnight travel may be required with investors, funders and policy makers.
Supervisory Responsibilities
- This position manages the Real Estate Development Specialist, Construction Managers, Rehab Program Coordinators, and Bookkeeper. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Compensation and Benefits
- Salary – $80,000 - $90,000 Based on Experience
- Bonus – Based on production goals met
